Commercial roofs in the Central Valley work harder than coastal ones. Summer highs of 100 to 105°F bake flat membranes and age them faster. That heat is also why Title 24 (California's energy code) requires cool-roof materials on most flat re-roofs in climate zones 12 and 13 — the zones covering most of our Valley cities. Orchard dust and harvest debris clog drains and scuppers (roof-edge drain openings), which leads to ponding once tule-fog winters set in. Valley wind events can lift aging flashing (metal that seals roof edges), so we check every edge during the site visit.
