Common issues we find in Bay Area homes

Atmospheric river storms 2023-2024 exposed widespread underlayment failures on Bay Area roofs installed in the mid-1990s — the underlayment outlived its rated 25-year service window. Our inspections specifically document underlayment condition, which is the layer that prevents long-term leaks even when individual shingles are still intact.
What we look for on Central Valley roofs
Central Valley roofs age differently than coastal ones. Summer heat in Ripon, Manteca, and Stockton runs 100 to 105°F for weeks, and that heat dries out shingles and cracks pipe boots (rubber seals around vent pipes) ahead of schedule. Valley dust and orchard debris collect in gutters and roof valleys, where they trap moisture. Tule-fog winters keep shaded slopes damp for weeks, and winter wind events can lift ridge caps.
