Common issues we find in Bay Area homes

Pipe boots crack from UV exposure at years 8-12 — almost universally need replacement on roofs older than a decade. Kickout flashings are missing from many homes built before 2005 — this is where water from a wall meets a roof valley, and missing kickout flashing routes water behind siding into the wall cavity. Atmospheric river storms 2023-2024 exposed widespread underlayment failures on Bay Area roofs installed in the mid-1990s — the underlayment outlived its rated 25-year service window. What we look for on Central Valley roofs
