Central Valley roofs work harder than most. Summer heat in Ripon, Manteca, and Stockton runs 100–105°F for weeks, drying out shingles and cracking sealant (the flexible weatherproof caulk) years early. Valley dust and orchard debris pile up in gutters and roof valleys (where two roof slopes meet), then hold moisture through the tule-fog winter. Winter wind events can lift shingles and open small gaps before the rain arrives. A fall maintenance visit catches these problems while the fixes are still small.

Spring — after the wet season
Clear winter debris and orchard or tree litter from gutters and valleys. Check north-facing and shaded slopes for moss and algae that bloomed over the damp winter. Inspect for shingles or flashing loosened by winter wind events, before summer heat sets in.
Fall — before the wet season
This is the priority visit for most homes. Reseal flashings and penetrations dried out by Valley and East Bay summer heat cycling (the 100–105°F stretches noted above). Clear summer dust and debris so the first storms drain cleanly. Confirm the roof is watertight before the tule fog and rains arrive.
