Escalon is a small San Joaquin County farm town of about 7,000 people, set on Hwy 120 between Manteca and Oakdale. Almond and walnut orchards surround it on every side, and downtown still runs along Main Street the way it has for a century. For us it's the shortest drive on the schedule — about ten minutes east of our Ripon shop.

The housing splits into two clear groups. Around downtown and out on the orchard parcels sit older farmhouses — steeper roofs, older framing, and sometimes two or three shingle layers stacked over the decades. The rest of town is ranch-style subdivisions built from the 1980s through the 2000s, almost all composition shingle with some concrete tile on the newer streets near Escalon High School.

Many of those 80s and 90s tract roofs are now 25 to 40 years old. That's past the useful life of the original shingle in this climate. If your neighbors are re-roofing, that's why.

What Escalon's climate does to a roof

• 100°F+ summers.Valley heat bakes south- and west-facing slopes. Shingles lose granules, sealants crack, and attics overheat. Good underlayment (the water barrier under the shingles) and ridge venting make a real difference here.
• Tule fog winters.From November into February, dense fog can keep a roof damp for days at a time. Shaded north slopes grow moss and lichen, and small leaks stay wet long enough to rot decking (the wood base under the shingles).
• Orchard dust and debris.Harvest season puts real dust in the air, and it ends up in gutters and roof valleys. Clogged gutters back water up under the shingle edge. An annual cleaning and inspection catches this cheap.
• Old farmhouse layers.Many older Escalon farmhouses carry multiple shingle layers. California allows at most two; beyond that, a full tear-off is required. We check layer count and flashing (the metal that seals roof joints) before quoting.
