NuShake came out to our house and removed the old roof, installed the new roof with all the trim and the aluminum around the vents, and it looks brand new. They did it all in one day and did an excellent job. I highly recommend them.

NuShake did a beautiful job of installing my new roof. The amazing crew seemed to work non-stop and the roof turned out beautifully. My property was completely cleaned of any debris and I commend them all for doing a fantastic job.
The process from start to finish was excellent. Lindsey (office manager) and Sergio (estimator) respond quickly and efficiently to calls, emails, and texts. Edgar, Carlos, and Jose were very communicative when I had questions during the removal, dry rot repair, and installation of new roof.
Clay, concrete, or composite — what is right for your home?
Tile is a broad category. The right material depends on your home's structure, the existing aesthetic, and your budget. NuShake works with all three primary systems.
Clay Tile
Fired clay is the original roofing tile. Profiles include S-tile (double-Roman), flat, mission, and barrel. Clay is the longest-lasting option — some clay tile roofs have stood for 100 years or more.
- S-tile, flat, mission, and barrel profiles
- Natural clay color or factory glaze
- Lifespan: 50–100+ years
- Priced by written quote after inspection
Concrete Tile
Concrete tile mimics clay profiles at lower cost. It weighs slightly more than clay but is widely available and easier to match on replacements. Popular throughout Contra Costa and Alameda counties.
- Matches clay profiles closely
- More affordable than clay
- Lifespan: 40–60 years
- Priced by written quote after inspection
Slate-Look Composite
Composite tiles made from polymer or recycled rubber look like natural slate at a fraction of the weight and cost. Good fit for homes that want a slate aesthetic without structural modifications.
- Light enough for most existing structures
- Impact-resistant Class 4 options available
- Lifespan: 30–50 years
- Priced by written quote after inspection
Why tile makes sense for Central Valley & East Bay homes
Tile is just as smart a choice in the Central Valley. Summer highs in Manteca, Stockton, and Lodi often reach 100 to 105°F — heat that ages asphalt shingles years ahead of schedule, while tile shrugs it off. Many Valley cities sit in California climate zones 12 and 13, where Title 24 (the state energy code) sets cool-roof requirements that many tile products meet. Valley dust and tule-fog winters also leave grit and damp in roof valleys (the channels where roof planes meet), and winter wind events can crack or slip individual tiles. We check both at every free estimate so the underlayment (the waterproof layer beneath the tile) stays dry.
Mediterranean and Spanish Revival aesthetic
The Bay Area's hilltop neighborhoods — Berkeley hills, Oakland hills, Walnut Creek, Danville — have a high concentration of Spanish Revival and Mediterranean-style homes. Tile is the correct architectural choice for these properties.
Replacing a tile roof with asphalt on a Spanish Revival home can reduce curb appeal and property value. NuShake understands this and recommends tile-to-tile replacements in heritage neighborhoods.
50–100+ year lifespan in our climate
The Bay Area's mild, wet winters and dry summers are well-suited to tile. There are no freeze-thaw cycles to crack tile the way they crack concrete in colder climates.
A properly installed clay tile roof in the Bay Area will likely outlast the homeowner's tenure. The long lifespan justifies the higher upfront cost versus asphalt.
Class A fire resistance
Both clay and concrete tile earn Class A fire resistance ratings — the highest available. This matters in fire-risk zones across Contra Costa, Alameda, and San Joaquin counties.
Many California insurance carriers offer reduced premiums for Class A roofs. Ask your insurer before your tile replacement — the savings may partially offset the cost.
Heat tolerance for inland summers
Tile creates an air gap above the roof deck that acts as natural insulation. That gap reduces heat transfer into the attic on hot Livermore and Pleasanton summer days.
The mass of tile also absorbs heat during the day and releases it slowly at night — a natural thermal buffer that asphalt cannot match.
Tile-specific considerations before you buy
Structural load
Clay tile weighs 600–1,000 lbs per square. Concrete tile weighs 900–1,200 lbs per square. Asphalt weighs 200–350 lbs per square. Homes not originally built for tile may need structural reinforcement before installation.
NuShake confirms structural requirements during the free estimate — before you commit to anything. We do not assume your framing can carry tile without checking.
The underlayment is what matters most
Tile sheds water, but the underlayment is the actual waterproof barrier. A tile roof with degraded underlayment will leak even when the tiles look perfect from the street.
On most older Bay Area tile roofs, the tile is fine but the underlayment is at end of life. We install 30-year-rated underlayments as standard. Cheaper products cost less today and more later.
Broken tile replacement
Individual broken tiles are a common repair. The challenge on older roofs is matching profile and color — manufacturers change their product lines. NuShake stocks or sources matching tiles for most common Bay Area profiles.
If an exact match is unavailable, we show you options before touching anything. We do not install mismatched tile without your approval.
Walking on tile roofs
Tile cracks underfoot if walked on incorrectly. Inspectors and roofers who do not know tile can cause damage during a visit. NuShake crews are trained in tile-safe walking technique — stepping on the lower third of each tile where it overlaps, not on the exposed crown.

Our tile roofing process
Free estimate and structural assessment. We assess the existing tile condition, underlayment, deck, and framing load capacity. You receive a written report and quote.
Material selection and permitting. We help you select the profile, color, and manufacturer. NuShake pulls all permits for your jurisdiction — Alameda, Contra Costa, San Joaquin, or Sacramento counties.
Tear-off and deck preparation. Old tile and underlayment are removed and disposed of. The deck is inspected for damage. Any rotted or damaged sheathing is replaced before new material goes down.
Underlayment installation. A 30-year-rated underlayment is installed before any tile goes on. This is the most important waterproofing step and one most homeowners never see after the job is done.
Tile installation and final inspection. Tiles are set, battens are installed where required, and all ridge, hip, and valley flashings are sealed. We schedule the final city or county inspection and send you written warranty documentation.
